Management Services Overview

We are a full-service property management company that takes our fiduciary responsibility to you extremely seriously. We specialize in operating portfolios of a variety of sizes and uses. While we are best known for our apartment communities, we are also operators of parking, restaurant and office spaces. We understand how important your property is, which is why we promise to operate it as if it were our own. 

Marketing: Social media is a powerful (and cost effective) tool. We’ll also advertise on more traditional online sites such as Zillow, Trulia, and dozens more.

Branding: If your property meets LFP standards, we will feature it as one of Our Properties here on our homepage. Generally, your property must be located in a prime urban setting and must be recently updated. We also look for unique features such as exposed brick walls, original hardwood floors, or other interesting features that could be found in an interesting, historic building.

LFP Prospect Database: Your property will immediately benefit by entering into an established network of prospective tenants who are looking to lease with us already.   

Staffing: We promise to staff your property with only the most qualified of our management personnel whose compensation will be contemplated within your property portfolio’s approved budget. We do not charge a staffing fee.

Back Office Support: Our main office is here to ensure that things run smoothly at your property.

Punch Listing: if your property is recently under renovation, we'll coordinate and hold your contractor accountable to fix any and all incompletions or malfunctions. If it's not right, we'll make it right. 

Pre-Leasing: It’s about telling a story. This is where we thrive. (Note, initial lease up fees may apply during this period.)

Credit, Income and Criminal Screening: We go through an extensive application process before approving tenants. There is no cost for this service to you whatsoever as it is covered by the prospect’s application fee.

Lease Preparation and Signing: We prepare the leases and ensure that they are executed properly. We will also create a set of House Rules that are customized to meet the specific needs for each of your properties.

Accounting and Reporting: You will be able to view real-time property financials, rent rolls, and other useful reports via our owner’s portal. 

Left Field Properties Maintenance & Construction, LLC: Our fully licensed, insured & staffed maintenance & construction division will take care of all aspects of your property’s maintenance & remodel needs. Our maintenance crew members work hand-in-hand with our management personnel to ensure that the property is properly maintained and looking its best at all times. Our maintenance and construction services include:

General Contractor • Repairs & Maintenance • 24/7 Emergency Services • Renovations
Janitorial Services •Make-Readies • HVAC Repairs & Preventative Maintenance • Plumbing Carpentry • Painting • Flooring • Roof Repairs • Landscaping

Utility Management: We will be an authorized agent to conduct business on your behalf with the utility company. We walk residents through the process of getting appropriate utility services turned over into their name.

Key Management: We maintain a diligent key management system, tracking key outs & ins for all in-house personnel and vendors.

Online Tenant Portal: Tenants may submit maintenance requests and pay their property related bills online. 

Eviction and Possession Services: We handle any non-paying tenants and those who refuse to abide by any terms of the lease. We attend court hearings as instructed by our legal counsel. 

Bills: Keep them in your name and have your property related bills forwarded to the property (if on-site leasing office exists) or to our main office.

Fee Structure

Our management fees are straightforward and extremely competitive in order to foster the growth of your overall portfolio. They are based on the total number of units that we manage for you.
